Uus Maa Ärikinnisvara OÜ started cooperation with Fausto Capital OÜ for letting the building in Tallinn, Maakri 23a (former Postimehe Maja). The building will be completely reconstructed and modern A-class offices with stylish interior finishing will be completed already by summer 2022.
The former Postimehe Maja in the excellent area at the heart of the city will be completely recreated from both inside and outside, giving birth to a 17-storied modern office building Maakri HUB. Lease negotiations have started and construction activity shall be started soon.
The facade of the building will be eye-catching, the interior finishing will be inspiring and high-quality, and also up-to-date technical building systems will be built making the building sustainable. Three new floors with glass facade and a roof terrace will be added to the top of the building.
The ground floor of Maakri HUB will hold conference rooms, cosy cafes with glass facades and a green light-filled courtyard boosting the social life of the district of high buildings.
Lower costs
According to Sven Mihhailov, member of the board of Fausti Capital, the developer of Maakri HUB, the tenants of the building should be companies who want to offer their employees life at the artery of the Centre while located in a modern street with slow traffic in a first-class office building.
“Maakri HUB will provide competition to the new neighbouring buildings in Maakri street and other A category buildings in the centre and can do that with slightly lower lease prices, as the strong foundation, structures, etc. of the building were preserved,” says Mihhailov.
“As the building will have conference rooms, the tenants do not have to include those in their offices, which also helps to lower costs. Parking of cars has also been solved in partnership with Europark so that the prices for the tenants of Maakri HUB are lower. Unlike the general practice on the market, we offer our tenants also a possibility to fix side costs,” Mihhailov added to the list of advantages of the building.
The developer has also created three different high-quality interior finishing packages. The office premises will be designed based on the needs of each tenant.
Demand for new premises is high
Aira Veelmaa and Artur Trubatšov, agents working with the office premises at Uus Maa Ärikinnisvara OÜ, confirm that there is demand for office premises at the heart of the city.
“It surprises many people that the new office buildings completed in the heart of the city are filled with tenants already before the building has been completed,” Veelmaa admitted. “Companies appreciate a modern working environment convenient for their employees, and the heart of the city that is still the centre of business life in Tallinn continues to be popular.
