The Tallinn-side area of Saue Municipality is becoming an important logistics and business region, attracting new employers and residents.
Saue Municipality is the most populous municipality on the Estonian mainland, with over 24,000 inhabitants. The municipality includes urban areas, scattered settlements, and several important transit routes. The center of the municipality is Saue town, and the largest populated area is Laagri village. There are plans to connect Saue town and Laagri village in the near future.
The standard of living in the municipality has been continuously improving, evident in various new developments in both commercial buildings and residential apartments in Saue town and Laagri.
Rising apartment buildings
New apartment buildings and houses are constantly being constructed in Saue. One of the larger developments is Kuuseheki, which consists of two completed apartment buildings and a third one that is almost finished. The completion of this development has attracted an increasing number of young people and families to Saue.
Another noteworthy development is Kadakamarja Kodu, originally planned with two apartment buildings, but due to increased demand, a third one was completed at the end of 2021. The ground floor of the third building is designated for commercial spaces, mainly for office use.
Diversifying business opportunities
Across the street from Kadakamarja Kodu, a commercial building is nearing completion, and Prisma will open its doors there. The developer of the center is Saue EPT, which emphasizes the building’s A energy rating. Prisma Peremarket will be the anchor tenant for the 2700 m2 building, and negotiations are ongoing for smaller tenants.
At Paju 15, a business building is being constructed, offering local companies an opportunity to move to energy-efficient premises and providing new businesses a chance to expand their production in Saue. The building will include various-sized storage and production spaces that could be of interest to both small and medium-sized manufacturing companies. There will also be specially designed 1- and 2-storey spaces for larger tenants, allowing them to consolidate their production and office spaces in one location.
Gate Tallinn is also coming to the municipality, primarily targeting large manufacturing companies with extensive space and facility needs. Gate Tallinn boasts an ideal location, situated along the Tallinn-Pärnu highway, and only a 15-20-minute drive from Tallinn.
In recent years, Saue Municipality has experienced significant development, evident in the completion and ongoing construction of numerous new developments, leading to an increase in the population. Positive trends are expected to continue in the coming years, as indicated by new detailed plans and development strategies.
