In the heart of Tallinn on Maakri Street, the construction of the new office building Maakri HUB is nearing completion, with a target completion date set for June. The new office building offers over 9,000 m2 of new Class A office space.
Aira Veelmaa, a commercial real estate broker at Uus Maa, noted that this year there is an exceptionally small amount of new office space coming onto the market in Tallinn, and a significant portion of it has already been leased. “Interest in new office spaces still exists, with a preference for premium solutions. However, companies want to execute their moving plans more quickly, and long waiting times are not appealing. When making plans, they seek certainty about the building’s completion date, which can primarily be provided by buildings that are in the final stages of construction. As Maakri HUB’s completion is only six months away, we can offer our clients the opportunity for a swift move, which is now a significant argument in making decisions about leasing new offices,” Veelmaa explained.
Piletilevi is moving into the building.
According to Sven Mihailov, prominent tenants are already announcing their moves to Maakri HUB, including Piletilevi, Lartusi, Fausto Capital themselves, and others. Negotiations are underway with various companies providing financial, IT, and legal services. All offices are being tailored to the clients’ preferences, and those who join quickly can start using their new office spaces in Maakri HUB this summer.
Maakri HUB stands out for its contribution to environmentally friendly and economical real estate development. “Since the building is being constructed on the site of a former media house, we were able to reuse the existing strong framework, following principles of recycling. We built a new, modern, and energy-efficient office building around it. According to Sven Mihailov, companies increasingly emphasize green topics and wish to occupy offices that have taken this into consideration. “As evidence of responsible construction methods, Fausto Capital seeks to obtain the recognized BREEAM green certificates for its developments in Europe. Our other development, Fahle Park, received the rare “Outstanding” BREEAM certificate, which is the highest possible level and also the only one in Estonia. Following the same principles, Maakri HUB has been designed, and Fausto Capital plans to apply for a BREEAM certificate for Maakri HUB as well,” explained Mihailov.
