KORU Business Park Launches with GYM! and PadelStar

Construction of KORU Business Park has officially commenced, marking the arrival of a new commercial hub on the border of Tallinn, in the heart of a rapidly developing area. The first anchor tenants, GYM! and PadelStar, have already been secured, underlining the project’s strong market appeal across retail, services, sports, warehouse, and commercial space segments.

KORU Business Park is being developed in a fast-growing location on the outskirts of Tallinn, where more than 3000 new homes are currently planned in the surrounding area. The concept combines retail units, sports facilities, service spaces, and logistics areas, offering businesses the opportunity to position themselves where their future customers are already moving today.

The development will deliver a total of 20 000 m² of commercial space, completed in phases. The project is led by KIN Kinnisvara OÜ, with construction scheduled to begin in summer 2026 and the first building expected to be completed in the second half of 2027. The launch of construction represents a significant milestone for the area and clearly positions KORU as a future key commercial and service destination near Tallinn.

The strength of the project is further reinforced by its first anchor tenants. GYM! and PadelStar will bring well-established and in-demand sports and leisure services to KORU Business Park, enhancing the overall attractiveness of the area for both visitors and future tenants. Their presence lays a strong foundation for a dynamic and well-integrated commercial environment.

“The Laagri area has been anticipating our arrival for quite some time, and we are genuinely pleased to have found a strong partner in KORU Business Park. Together, we will bring top-tier training facilities to the area. This is a rapidly developing location where demand for high-quality and modern sports infrastructure is clearly growing. We plan to open the club in the second half of 2027, and our ambition is to create not just a gym, but a flagship destination for the area – a place that sets a new benchmark in training facilities, convenience, and overall customer experience,” said Ats Lahi, CEO of Gym Eesti.

Gym Eesti OÜ currently operates eight clubs in Tallinn, three in Tartu, two in Narva, and one in both Jõhvi and Pärnu. The self-service Gym! facilities are accessible 24/7, allowing members to enter contact-free using a smart device.

To further strengthen the sports offering, approximately 600 m² of commercial space remains available within the sports building. These units are ideally suited for sports-related businesses or retail concepts, such as sports stores and related services. This presents a strong opportunity to join an emerging sports destination and benefit from growing visitor traffic.

The location of KORU Business Park is highly strategic for businesses. The centre is situated just one minute from the Tallinn–Pärnu highway and approximately 15 minutes from Tallinn city centre. In addition to excellent accessibility, the development lies along the daily commuting routes of thousands of residents from Saue, Harku, Saku, and Laagri. High visibility from the main road, convenient access, and ample free parking make the centre highly attractive for both customers and tenants.

One of the key advantages of KORU Business Park is its flexibility. As the units are developed during the construction phase, tenants have the opportunity to influence layouts and tailor spaces to their specific business needs. The A-class energy rating ensures lower operating costs and a modern, sustainable working environment. The construction partner, NOBE, brings extensive experience, ensuring high quality and compliance with contemporary sustainability standards.

Interest in KORU Business Park is already strong, and preparations for the next development phases are actively underway. A significant volume of space will be delivered in the second phase, offering opportunities for companies looking to secure a presence in this fast-growing area. Spaces are still available for early movers.

Companies seeking a visible, well-accessible, and high-growth location on the border of Tallinn are encouraged to get in touch today to learn more about available units and opportunities at KORU Business Park:
