9742 m2, 50 €/m2
487 100 €
A development-ready property is for sale in Kiili Technopark at Tööstuse tn 15. This is an excellent opportunity for a manufacturing, logistics, or commercial company seeking to build in a well-established and infrastructure-ready business environment near Tallinn. The plot offers clear building rights, completed infrastructure, and confirmed geological data – allowing you to move forward with design and construction without delays.
### FLEXIBLE DEVELOPMENT RIGHTS
The land use designation is 75% production land and 25% commercial land, enabling a functional combination of manufacturing, warehouse, and office facilities.
Permitted building footprint: up to 4,850 m²
Maximum height: 12 m
Up to 3 buildings allowed
This flexibility allows for either one larger production facility or multiple separate buildings. The permitted height supports efficient warehouse solutions, crane systems, or high-rack storage — essential for growing industrial businesses.
COMPLETED INFRASTRUCTURE
All roads, utility networks, and infrastructure within the technopark have been fully constructed and officially handed over to Kiili Municipality, Elektrilevi, and Kiili KVH.
The plot has the possibility to connect to central water and sewage systems (connection fee not yet paid).
Electrical connection 3x6 A (ampere-based fee) has been paid and is available. In 2025, an application has been submitted to Elektrilevi for 800 A, with the possibility to increase capacity up to 2,000 A — a significant advantage for energy-intensive production.
A fiber optic communication line runs along the edge of the property.
STRONG GEOLOGICAL FOUNDATION
Geological surveys were completed in 2024, and full documentation is available.
Layer 2 consists of gravel-rich sandy moraine located at a depth of 0.30–0.40 m below ground level. The soil is beige-grey, medium-dense to dense, containing approximately 30% gravel fraction. Layer thickness is 0.70–1.10 m.
The lower part of the moraine complex (Layer 3) consists of dense to very dense gravelly sand containing approximately 60% coarse aggregate. This grey layer lies at a depth of 1.00–1.50 m below ground level and has been drilled to a thickness of 0.30 m.
Based on regional geological data and nearby boreholes, the bedrock — Upper Ordovician Kahula limestone formation — lies approximately 4–6 m below ground level.
