NEW STYLISH AND ENERGY EFFICIENT OFFICE BUILDING IN THE HEART OF TALLINN
Maakri HUB is a new 17-story class A office building with a big city atmosphere on Maakri Street. The building worthy of the BREEAM Outstanding certificate, which will be completed in the spring, will have nearly 9,500 m2 of first-class rental space (the BREEAM Outstanding certificate is the highest level in sustainable and environmentally conscious real estate development). The goal is also to make the building so-called crisis-proof: to ensure power supply, the building has its own substation with two inputs, in addition, powerful UPSs are used as standard and, if necessary, the possibility to install a diesel generator.
The building can offer rental premises of different sizes, the smallest office is 147m2. The lower floors have a size of 1000-1500m2, where you can have an office on one floor for a large company, and it is also possible to rent space on several consecutive floors. On some floors, there is a possibility to make a large terrace next to the office, which is rare for office buildings in the heart of the city.
The offices are bright and have large windows, from the higher floors there are enchanting views of the city and Tallinn Bay. All rental properties are built according to the needs of the tenants, both in terms of space and interior design. You can choose between interior design packages created by reputable architects or create an office with your own style.
On the first floor of the building there are business premises with showcase windows and a restaurant. A conference center is also planned for the building, where tenants can rent rooms of different sizes - so there is no need to build large, seldom-used meeting rooms on their own land. A cozy green area will be built in the courtyard - an attractive oasis in the middle of city life, where you can spend moments of rest or get inspiration.
The predecessor of Maakri HUB is the former media house, which will be completely reconstructed both technologically and architecturally. Only the concrete parts of the building remain from the predecessor. The facade of the building will get a new eye-catching appearance with LED slats, the interior will be stylish and high-quality, and all technical systems will be replaced. The building will be equipped with smart automation that controls ventilation, heating, cooling, lighting, access, security, etc.
